How a sale works with us

A first visit

We see the property with you and listen to what you want from the sale, and when.

Paperwork early

We ask you to have your lawyer and an engineer look at the documents before anything is marketed, so that a buyer's checks hold no surprises.

A written agreement

The mandate, our fee and the period are set out in writing before we start.

Photography and listing

Photos, drone and video where we are the sole agent, and a listing with only the facts that can be backed up.

Buyers and viewings

We share the listing with buyers who have registered their interest with us, arrange viewings and pass on every question and offer.

To the notary

Once you accept an offer, your lawyer and the buyer's lawyer prepare the contract, which is signed before a notary.

What to get ready

Whoever you sell with, a buyer's lawyer and engineer will ask for these. Having them early saves weeks.

  • Title deeds and the Land Registry (Κτηματολόγιο) extract
  • Building permit and any legalisation documents
  • Energy performance certificate (ΠΕΑ)
  • Topographic survey, for land and for houses on large plots
  • An engineer's certificate on unauthorised building work (law 4495/2017)

Questions we get asked

Can you tell me what my property is worth?
Yes. After a visit we give you a written view of the price, based on recent sales and asking prices nearby, and on what your lawyer and engineer have confirmed about the property. If you need a formal valuation, for example for a bank, we point you to a certified valuer.
Do I have to sell only through you?
Not always. Where we invest in photography, drone and video for a home, we ask to be the sole agent for an agreed period, because that work only pays off if we run the marketing. Otherwise we can work through joint listings with one or two local agents. Either way, the terms are written down before we start.
What will selling with you cost?
Our fee is agreed in writing before we start and is the same for every seller. Besides the agent's fee, sellers usually pay for their own lawyer, the engineer's certificate and any documents still missing, such as an energy certificate. Your accountant can tell you whether any tax is due on the sale.
Do I need to be on Lefkada to sell?
No. A sale can be signed through a power of attorney, so your lawyer can sign at the notary on your behalf. We can hold the keys and show the property to buyers while you are away, and we report to you after every viewing.
