Booking terms

Last updated: October 2026. These terms apply to villa bookings made on lefkadaestate.com and lefkadaestate.gr. Bookings made on Airbnb, Booking.com or Vrbo follow that platform's terms.

Who you contract with

When you book a villa on this site, your contract is with the owner of the villa, not with Lefkada Estate. Lefkada Estate manages the villa on the owner's behalf, takes your booking and payment for them, and looks after you before and during your stay.

We give you the owner's details whenever you ask. Our own details are on the business details page.

Booking and payments

  • 30% when you book. You pay it by card on Stripe's secure page. Your booking is confirmed when the payment goes through and you receive our confirmation email.
  • The remaining 70% is due 30 days before arrival. You choose how to pay it when you book: by card, charged automatically on that date (we email you a reminder 7 days before); by bank transfer to the owner's account by that date; or in cash on arrival, only when the balance is under €500, because Greek law requires larger amounts to be paid by card or through a bank.
  • Booking less than 30 days before arrival: the whole amount is paid when you book.
  • Your card as a guarantee. Stripe keeps the card you pay the 30% with. It is charged for the balance on the due date if you chose card, or if a bank transfer has not arrived 3 days after the due date, or if the cash is not paid on arrival or nobody arrives. If a charge needs your confirmation (3D Secure), we email you a secure payment link instead.
  • Booking by request: if you send a request instead of paying online, we hold your dates while we confirm and send you a secure payment link for the 30%; the booking is confirmed when the payment goes through.
  • Card payments go through Stripe, into the owner's account. We never see or store your card details.
  • No damage deposit. We don't take a security deposit for damage.

What the price includes

Prices are per night for the whole villa, in euros. They include the house and its grounds for your group only, bed linen, towels and cleaning. The total is shown in the booking summary before you pay.

Climate resilience fee. Required by Greek law and added to the price: €15 a night from April to October and €4 a night from November to March. It is shown separately in the booking summary.

Cancellation and changes

  • If you cancel 30 days or more before arrival, we refund what you paid, minus the payment provider's fees.
  • If you cancel less than 30 days before arrival, there is no refund. If we re-let your dates, though, we refund what you paid for the nights let to other guests, minus the payment provider's fees.
  • If the owner has to cancel, you get back everything you paid within 14 days, and we offer you a similar villa if one is free.
  • If an official decision makes the stay impossible, such as a travel ban, we offer you new dates or refund what you paid.
  • Changing dates: ask us. If there are free dates, we look at it together.

Send cancellations and changes by email; the day we receive it counts.

No right of withdrawal. Under EU consumer law, the 14-day right of withdrawal does not apply to holiday accommodation booked for specific dates.

We recommend travel insurance that covers cancellation.

Arrival, departure and length of stay

  • Check-in from 15:00, check-out by 10:00. Earlier arrival or later departure is possible when the house is free; just ask.
  • Arrival: self check-in with a smart lock, or a personal welcome if you prefer. We send directions and arrival details a few days before you arrive.

House rules

  • Maximum number of guests: as shown on each villa page. Only guests named in the booking may stay overnight.
  • Visitors: friends may visit during the day if you let us know first; they may not stay overnight or use the house in your absence.
  • Parties and events: not allowed without the owner's written consent.
  • Pools: children must be supervised at all times. No glass by the pool.
  • Smoking: not inside the house. Please use an ashtray outdoors and never throw a cigarette into dry grass.
  • Pets: only where the villa page says pets are welcome.
  • Quiet: please keep music and voices down late in the evening; sound carries far across the hills.
  • Fire safety: barbecues only where the house provides one, and never on a windy day or when a fire-risk warning is in force.
  • Rubbish and recycling: please take them to the municipal bins nearby; the house guide shows where.

Damage and problems during your stay

Please tell us straight away about anything that breaks or doesn't work, so we can fix it during your stay. Guests are responsible for damage they cause beyond normal wear and tear. If something is damaged, we show you photos, tell you during your stay or within 7 days of your departure, and send you the repair cost with the invoice. You can reply before anything is charged, and accidents reported honestly are always easier to settle.

If something in the house doesn't match its description, tell us during your stay, so we can put it right while you are there. If you are still not satisfied, write to us within 14 days of your departure and we reply in writing within 14 days.

Personal data, law and disputes

We handle your personal data as described in our privacy policy. The owner must declare every stay to the Greek tax authority (ΑΑΔΕ), so before arrival we may ask for the lead guest's details that the declaration needs.

These terms are governed by Greek law. Disputes go to the competent courts of Lefkada, without affecting your right as a consumer to bring a claim in your own country where EU law allows it. You can also turn to the Greek Consumer Ombudsman (Συνήγορος του Καταναλωτή) for out-of-court resolution.
