Golden Visa on Lefkada: the rules, and how we help

What it is

The Golden Visa is a Greek residence permit for non-EU citizens who invest in Greece, including by buying property. The permit lasts five years and can be renewed while you keep the investment, there is no minimum time you must spend in Greece, and close family members can usually be included in the same application.

Your lawyer files the application with the Greek authorities. We look after everything around the property: finding a home that qualifies, the viewings, the early checks and the purchase.

Golden Visa

The property rules in short

Since 2024, Article 64 of law 5100/2024 has changed the property route of the Migration Code (law 5038/2023). In summary:

Three levels
€800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands with a population over 3,100; €400,000 everywhere else; €250,000 only for turning a non-residential building into a home or restoring a listed building.
One property
The investment must be in a single property; smaller properties can't be added together to reach the amount.
At least 120 m²
At the €800,000 and €400,000 levels, the main areas of the home must be at least 120 m². Storage and parking don't count towards the area.
No holiday letting
The property may not be let short-term on sharing-economy platforms or sublet. Breaking this rule can lead to the loss of the permit and a €50,000 fine. Long-term letting to a tenant is allowed.

Which level applies on Lefkada?

The €800,000 level covers islands with more than 3,100 residents, and Lefkada's population is well above that. So plan on €800,000 for a single home of at least 120 m² on the island, and have your lawyer confirm the level in writing for the property you choose before you sign. The €250,000 route, for converting a non-residential building into a home, can also apply here when the right building comes up.

What this means for holiday letting

A home bought for a Golden Visa can't be let to holiday guests. So we never present a Golden Visa purchase as a rental investment, and we don't manage such homes as holiday lets. If earning from holiday guests matters to you, the Golden Visa route is not the right fit for that property, and your lawyer can explain the alternatives. A long-term tenant is allowed, and we can find and look after one for you.

Questions we get asked

Is Lefkada in the €800,000 or the €400,000 zone?
Plan on €800,000. That level covers islands with more than 3,100 residents, and Lefkada's population is well above that. Your lawyer confirms the level in writing for the property you choose, before you sign anything.
Can I rent out my Golden Visa home to holiday guests?
No. Under the current rules, a property used for a Golden Visa may not be let short-term through sharing-economy platforms, and may not be sublet. Breaking the rule can cost you the permit and a €50,000 fine. The ban does not apply to properties bought under the earlier rules. Long-term letting to a tenant is still allowed.
Do I have to live in Greece to keep the permit?
No. There is no minimum number of days you must spend in Greece each year. The permit lasts five years and can be renewed as long as you still own the qualifying property. Your lawyer confirms the current renewal conditions when you apply.
Can my family be included?
Usually, yes. Close family members, such as a spouse and dependent children, can normally be included in the same application, and in some cases parents too. Exactly who qualifies, and which documents each person needs, depends on your family's situation, and your lawyer sets it out before you apply.
Do you handle the application?
Your lawyer files it; we handle everything around the property. We help you find a home that qualifies, arrange viewings, make sure the checks happen early, and introduce you to a lawyer who handles Golden Visa applications. The lawyer works for you and advises you at every step.
