Questions we get asked
Where on Lefkada do you sell property?
Anywhere on the island and on Meganisi, wherever the right home or plot is for you. Tell us the area and the kind of place you have in mind, and we send you what matches, with the facts we have checked.
Can foreigners buy property on Lefkada?
In general, yes. Citizens of EU countries buy on the same terms as Greek citizens. Every buyer needs a Greek tax number (ΑΦΜ), and in some border areas of Greece buyers from outside the EU need an extra permission first. Your lawyer checks what applies to the property you choose before you sign anything or pay a deposit.
What costs come on top of the price?
Plan for transfer tax or, on some new builds, VAT; the notary's fee; registration at the Land Registry; your lawyer's fee; the engineer's checks; and the agent's fee. Ask your lawyer for a written estimate of the total before you make an offer, so that the full cost is clear from the start.
Do you sell land as well as houses?
Yes: villas, houses and plots with a sea view, all over the island. For land we only publish what an engineer has checked, because on Lefkada the forest maps, the access road and the building rules decide what can be built on a plot. Our guide to what “buildable” means explains the basics.
Can I see properties without being on the island?
Yes. We send photos, video and the key documents, and we can walk you round a property on a video call. When you come over, we plan the viewings so that you see your shortlist in a day or two, with time to see the area around each house.
Can a property on Lefkada lead to a Golden Visa?
Yes, if it meets the rules. The €800,000 level covers islands with more than 3,100 residents, and Lefkada's population is well above that, so plan on that amount; your lawyer confirms the level in writing for the property you choose. A Golden Visa home also cannot be let to holiday guests. Our Golden Visa page explains the rules.
